RC SYSTEM – HOME BUYER CHECKLIST

  • Place earnest money and option fee with Wholeseller to make offer

  • Realtor makes offer with a 45 day close

  • Wholeseller provides preapproval letter

  • Realtor gets executed contract

  • Home Buyer orders an inspection

  • Home Buyer approves property condition and/or renegotiates price

  • Home Buyer signs owner finance contract

  • Place 10% earnest money in escrow

  • Pay appraisal cost directly to the Wholeseller

  • Place balance of earnest money 1 week before closing.

  • Receive an estimated closing cost breakdown day of closing.

  • Put up balance of all monies due prior to Investor closing.

  • Make moving arrangements AFTER closing is FUNDED

  • If needed use a temporary lease to turn on utilities

  • Get keys and move in

  • Close and get a copy of the Deed.

  • Get a copy of home owner insurance policy in your name
