RC SYSTEM – HOME BUYER CHECKLIST
Place earnest money and option fee with Wholeseller to make offer
Realtor makes offer with a 45 day close
Wholeseller provides preapproval letter
Realtor gets executed contract
Home Buyer orders an inspection
Home Buyer approves property condition and/or renegotiates price
Home Buyer signs owner finance contract
Place 10% earnest money in escrow
Pay appraisal cost directly to the Wholeseller
Place balance of earnest money 1 week before closing.
Receive an estimated closing cost breakdown day of closing.
Put up balance of all monies due prior to Investor closing.
Make moving arrangements AFTER closing is FUNDED
If needed use a temporary lease to turn on utilities
Get keys and move in
Close and get a copy of the Deed.
Get a copy of home owner insurance policy in your name
